As developers, we purchased an old fraternity building and transformed it into an 18-unit luxury student housing building on Greek Row at USC. This innovative redevelopment not only honors the building's rich history but also sets a new standard for student living. This property was originally a 14-unit building, utilizing favorable state legislation we were able to add 4 additional units including 1 detached ADU. This property was full leased 10 months before the project was completed at top of the market rents.

29th Street Fourplex

Project Overview:
As developers and part of a portfolio purchase, the 29th Street Duplex has been transformed into a 6-unit luxury student housing property, located just a block away from USC Village and two blocks from campus in one of the most desirable areas for student social activity. The redevelopment focused on maximizing the property’s potential to cater to student needs, with high-end finishes and amenities, while maintaining a strong community atmosphere.
Notable Highlights:
Originally a 4-unit, 9-bedroom property, we added two detached ADUs in the rear, creating 8 additional bedrooms and expanding the property to 6 units with 17 bedrooms. The ADUs were completed in just 10 months and ready for the following school year. During this period, we also renovated two of the existing four-plex units as part of the turnover process, significantly enhancing the property’s value and appeal.

Magnolia Compound

Project Overview:
As property and development managers, we transformed this single-family lot into a luxury student housing compound, nearly doubling the number of bedrooms and completely renovating the existing house. The tired, outdated home was revitalized into a 7-bedroom student residence, and a state-of-the-art, 5-bedroom ADU was added in the rear. This project not only increased the property’s capacity but also enhanced its appeal to modern student tenants with high-end finishes and amenities.
Notable Highlights:
Originally a 6-bedroom single-family home, the property was expanded with the addition of a detached 5-bedroom ADU in the back. We successfully reconfigured the layout to accommodate a 7-bedroom main house and preserved ample parking space, ensuring convenience for tenants. The renovation of the main house and the construction of the ADU were completed within a tight timeframe, allowing for pre-leasing and high demand among student tenants.

Project Overview:
As developers, this project was purchased by us and involved the transformation of a single-family home into a fully renovated student housing property. We reconfigured and renovated the main house into a more modern, functional living environment. Additionally, we constructed an attached ADU at the rear of the property, creating additional housing while maintaining a dedicated backyard space for the new tenants. This balance of added capacity and thoughtful design made the property highly desirable for students that attend LMU where there is limited purpose built student housing.
Notable Highlights:
The original house was reconfigured from its existing layout, expanding from 4 to 5 bedrooms, and was upgraded with 1.5 additional bathrooms. An attached 4-bedroom ADU was built at the rear of the property The renovation was completed in 3 months, jsut in time for the 2023 school year, while the ADU construction was completed in six months to allow for tenants to move-in for winter term.

As developers, Oasis West is a 14-unit apartment building that we purchased and transformed into luxury student housing through a phased renovation. The project included the conversion of the tuck-under parking into three additional ADUs, increasing both unit and bedroom capacity. This strategic renovation allowed us to modernize the building and cater to the growing demand for high-end student housing. The property now consists of 17 units, offering students a blend of modern amenities and a prime location.
Notable Highlights:
Originally a 14-unit property with 27 bedrooms, the addition of 3 new ADUs created 9 extra bedrooms, bringing the total to 17 units and 36 bedrooms. The phased renovation was completed on schedule, allowing for continuous occupancy during construction and ensuring a smooth transition for incoming tenants. This transformation not only increased rental income but also enhanced tenant satisfaction with the addition of luxury features.
